Ontario Housing Calculators for Renters and Owners
This hub is for renters, condo buyers and anyone buying property in Ontario from abroad. Housing rules here differ from the rest of Canada, and they drive big decisions: how much rent fits your income, what taxes are due at closing and what a condo costs each month.
Renters can begin with the rent affordability calculator. Buyers in the city can price the Toronto municipal land transfer tax and, if they are not Canadian citizens or permanent residents, the Ontario non-resident speculation tax. The condo ownership cost calculator adds fees and property tax to the payment.
Land transfer tax has two layers in Toronto, and the Ontario land transfer tax guide explains both. For financing, see the Ontario mortgage guide.
Do the sums before you make an offer, not after. A buyer at $1,000,000 in Toronto pays $16,475 to the province and $16,475 to the City in land transfer tax, so the closing bill is larger than many first-time buyers expect.
Rates and bands come from ontario.ca and toronto.ca. We recheck them once a year and whenever the province or City changes a rule.
